PROCEDURES WHEN GIVING NOTICE

Most students are finishing their studies and families can finally afford to move to that bigger unit. The time has come to give your rental agent notice of your intention to vacate the premises.

This is where most people make mistakes that causes frustration and financial loss. Here are a few pointers to remember when giving notice:

  1. Know your agreement. In most cases a notice period of two calendar months’ needs to be served of your intention. If you want to vacate for example the end of December, you should off given notice on or before the 1st of November already. 21 days’ notice is only allowed on fixed term leases.
  2. Giving notice should be reduced to writing. By doing so you ensure that your intentions are clearly documented. If you forward your notice via e-mail, ensure that the receiver confirms receipt thereof. It is easy to make a spelling mistake in the e-mail address, which will then not go through to the intended recipient. Follow up within a day or two after sending.
  3. Whilst giving notice, book your out inspection and apply for your deposit. This ensures that your account is finalized quicker.

Should notices not be received correctly, you can be held responsible for rental as per the agreement or be liable for an additional month’s rent. The above guidelines can be used to minimise the frustration.
